Most UK roofs never need a cleaning visit booked, because rain does the job for free. Here is when a clean is genuinely worth it, the safe method if you do it yourself, and why pigeon proofing is a different, more urgent job. The measured soiling figures, the manufacturer manuals and the pest control pricing all point the same way, and it is not the way the sales calls do.

The short version
Most UK roofs do not need cleaning at all, because rain does most of the job for free on a pitched roof. A 2024 European study, calibrated against real ground sensors, puts the median annual soiling loss for the northern countries below 0.5% where rain is credited with a full clean, and below 3.0% where rain removes only a tenth of what settles. The UK sits in that group, and neither figure justifies a call-out fee.
Pigeons are a different problem. A bird nesting in the cavity between panels and tiles is not costing you a percentage point of output, it is chewing cable insulation, packing dry material against live DC electrics, lifting tiles and filling the gutter. That damage compounds, and no amount of rain shifts it.
The arithmetic that decides it
Take an array generating 4,000 kWh a year. At 3.0%, the pessimistic end of that northern range, you lose 120 kWh. If every unit would otherwise have displaced imported electricity at 26.11p, the average capped rate for 1 July to 30 September 2026, a year of soiling is worth £31.33. A standard domestic clean is £80 to £150. Credit the clean with recovering the whole annual loss, which no clean does, and a £150 visit is still nearly five years of it.

What soiling actually costs on a UK roof
Panels generate in proportion to the light reaching the cells, so anything opaque on the glass costs output roughly in proportion to the area it covers, a mechanism set out in our maintenance and lifespan guide.
That European study built new soiling maps and calibrated them against sensors across the continent. Its Europe-wide averages are higher than the northern ones, 0.9% treating rain as a perfect cleaning agent and 5.3% if rain removes only a tenth, because they include the dry Mediterranean south. The northern countries, the group containing Ireland, showed the lowest losses in the entire dataset.

One calibration detail matters more than the headline. A rain threshold below 3 mm in a day produced false cleaning events in the model, so 3 mm in a day is the point at which rain is credited with washing the glass. A grey afternoon of drizzle does not reset your glass, and a properly wet day does.

The authors do conclude that cleaning is cost-effective in the United Kingdom, because electricity here is expensive and cleaning here is cheap relative to other non-Mediterranean countries. That analysis is built on solar farms, where one visit cleans thousands of kilowatts and cost is measured per kW installed. - Flat or shallow-pitched arrays. JinkoSolar's cleaning manual states that modules at a smaller tilt accumulate dust more severely. Water sheets off a 40 degree pitch and sits on a 5 degree one.
- Bird mess and tree sap. The two things rain reliably fails to shift. Jinko names droppings and leaves as foreign objects creating hot spot risk, which is a safety point rather than a yield point.
- Lichen and moss from the tile edge. Biological growth bonds to glass and frame and will not wash off. Caught early it is a wipe, left three years it is a specialist job.
- Farms, coasts and heavy traffic. The same research measured losses at a Norwegian farm site from nearby agricultural activity, and pollen alone costing 3% to 4% of yield in Belgium.
- One panel down on a string. A series string performs at the level of its weakest module, so one fouled panel drags the rest. Whether you can see it depends on your inverter setup.
The decision rule is the same in every case. Compare this month's generation against the same month last year in your monitoring app. A slow drift of a few percent across a decade is the degradation curve behaving as promised, while a step change that arrives and stays is something physical on the glass. What a clean costs, and the limits nobody reads
UK domestic cleaning runs roughly £4 to £15 a panel, with a standard home landing between £80 and £150 a visit. Access moves that number far more than dirt does, and if anyone proposes scaffolding for a cleaning job the economics have already collapsed. Cleaning, servicing and repair are three separate purchases, unpicked in servicing and repair costs. Whoever goes up is working on a live DC array, and these manufacturer limits are typical rather than unusual.

The pressure washer, and the garden tap
The gap between 7 bar and 130 bar is the whole argument. A hose at mains pressure sits inside the recommendation, a consumer pressure washer is roughly twenty times over it, and it is aimed at the edge seal, junction box and connectors that are all that stands between water and a live DC circuit. First Solar excludes from warranty cover any module damaged by the cleaning method, and Jinko warns that chemicals may affect the warranty and the energy yield.
Water hardness is the quieter version of the same mistake. Jinko advises against high mineral content because minerals deposit as water evaporates and cut light transmittance. First Solar sets tap water at total hardness under 75 mg/l and requires 75 to 180 mg/l to be squeegeed off. Thames Water classes 200 to 300 mg/l as hard, above 300 as very hard, and says all the water in its region is hard. A garden hose across much of southern England is outside both ranges.
If you clean at all, do it in early morning or late afternoon when irradiance is low and the glass is cool, and squeegee the water off. Hard water left to dry in the sun can leave the glass worse than the dust you removed.
Why pigeons choose the gap under your panels
A tilted array on a pitched roof creates a sheltered cavity, warmed from above by the modules and closed to every predator a pigeon worries about. Feral pigeons breed year-round in urban Britain rather than to a season, so one pair becomes a colony that returns to the same roof after you evict it.
- Cable damage. Birds peck at DC cabling and cable ties. Jinko's six-monthly maintenance schedule tells installers to check all wiring for animal damage, which shows how routine this is.
- Fire risk. Dry nesting material packed against warm modules, alongside chewed insulation near live DC electrics, is the combination pest controllers describe as the real hazard.
- Guano on the glass. Droppings are acidic and opaque, and Jinko names them as a hot spot risk rather than a shading loss. A hot spot damages the module rather than costing you a few kWh.
- Tiles and gutters. Birds working under an array dislodge tiles and push nesting material into valleys and gutters, which is how a bird problem becomes a water ingress problem.
- Mites and fleas. Nests carry parasites, and one a metre above a bedroom ceiling is close enough to become a household problem.
Manufacturers are blunter than the industry selling the panels. Jinko's cleaning manual lists site conditions to avoid at design stage and includes, without qualification, that modules are not suitable for environments with a large aggregation of birds likely to leave significant droppings.
Mesh proofing, and what it costs
Clear what is already under there
Nesting material, guano and any casualties come out first. Sealing a colony in is worse than leaving it alone, and it is the commonest failure on cheap jobs.
Mesh the full perimeter
Galvanised or PVC-coated mesh runs the whole way round, top edge included. Pigeons walk in from wherever you left a gap.
Clips, never drilled fixings
Purpose-made clips grip the panel frame without penetrating it. Drilling the frame is a warranty conversation before it is a bird one.
Keep the airflow
The cavity exists to let modules run cooler. Mesh seals it to birds while leaving it open to air, which foam and solid trim do not.
UK pricing runs roughly £300 to £600 for an 8 to 10 panel array, £500 to £900 for 10 to 16 panels, and £800 to £1,400 or more above that, with height and access driving the spread. Against a cleaning visit that is a large number. Against chewed DC cabling, re-bedded tiles, a damaged module and a gutter run, it is not.
Nesting, warranties and the law
No mainstream panel warranty voids itself for pigeons. What it contains instead are conditions that bird activity quietly breaches: damage from inappropriate cleaning is excluded outright, chemicals may affect cover, and mounting the module any way other than the specified arrangement invalidates it unless the manufacturer approved the method in writing. That last one is why mesh fixings must clip rather than drill. Your installation team's workmanship cover and any insurance backed guarantee are the policies most likely to be tested.
Section 1 of the Wildlife and Countryside Act 1981 makes it an offence to intentionally take, damage or destroy the nest of any wild bird while that nest is in use or being built, or to take or destroy the eggs. Feral pigeon is named on general licence GL41, running 1 January to 31 December 2026, which permits nest and egg removal for listed purposes including safety issues with birds nesting. It can only be used by the occupier or somebody they authorise, and it does not cover every species that might have moved in. Proofing outside the nesting season avoids the question.
Doing it yourself: the safety and the insurance
Falls from height killed 31 workers in Great Britain in 2025/26 on provisional HSE figures, out of 126 worker deaths in total, the largest single cause of fatal workplace accidents. Those are people trained and equipped for it. The Work at Height Regulations 2005 bind employers, the self-employed and anyone controlling the work of others, so they cover the contractor you hire, while a homeowner on their own roof sits outside them, which removes the protection rather than the risk.
An array generates whenever there is light on it, and every manual says the same three things: isolate before cleaning, never work on a module with wet terminals, and never clean one with cracked glass or exposed wiring, because a damaged module leaks current and water makes that worse. First Solar restricts cleaning to trained personnel altogether.
Insurance closes the argument. Panels are normally covered under buildings insurance as part of the fabric, but only if you told your insurer they were fitted. Accidental damage is usually an optional add-on, and policies exclude damage arising from poor maintenance or faulty workmanship. Put a foot through a panel and you are arguing about whether it was sudden and accidental or whether it was you doing a job badly.
The order of priority is not the one homeowners are usually sold. Proof the array against birds if you have them, watch monitoring for step changes, clean when something specific is on the glass, and ignore the calendar. How do you clean solar panels, and do you need to?
For most pitched UK roofs, you do not need to at all: rain does the job for free. Where a clean is genuinely worth booking, the safe method is a soft brush or low-pressure water below 675 kPa, at a neutral pH, applied in early morning or late afternoon when the glass is cool, then squeegeed dry rather than left to evaporate. Never a domestic pressure washer, never abrasive tools, never chemicals. The best European measurement study puts median annual soiling loss for the northern countries below 0.5% if rain is treated as a full clean and below 3.0% if rain is credited with removing only a tenth of what settles, which on a typical array is worth less than a £80 to £150 professional visit most years. The exceptions are flat or shallow-pitched arrays, tree sap, lichen, bird mess, and sites next to farms, quarries or heavy traffic.
Can I clean solar panels with a pressure washer?
No. JinkoSolar recommends water pressure below 675 kPa, under 7 bar, from a hose or backpack set, and a hard ceiling of 35 bar at the nozzle for pressurised flow with the nozzle held at least half a metre from the glass. A common domestic pressure washer runs to 130 bar. Jetting at that pressure attacks the edge seal, the junction box and the connectors, and First Solar excludes from warranty cover any module damaged by the cleaning method.
Is tap water safe to use on solar panels?
It depends where you live. Jinko asks for neutral water, pH 6.5 to 8, and advises against high mineral content because minerals deposit on the glass as water evaporates and cut light transmittance. First Solar sets tap water at total hardness under 75 mg/l, with anything from 75 to 180 mg/l squeegeed off. Thames Water classes 200 to 300 mg/l as hard, above 300 as very hard, and says all the water in its region is hard. Across much of southern and eastern England a garden hose is outside the makers' preferred range, which is why professionals use deionised water.
How much does it cost to pigeon proof solar panels?
UK pricing runs roughly £300 to £600 for an 8 to 10 panel array, £500 to £900 for 10 to 16 panels, and £800 to £1,400 or more for larger arrays, driven mainly by roof height and access. The job should include clearing existing nesting material first, mesh around the entire perimeter including the top edge, and clip fixings that grip the panel frame without drilling it.
Does a bird nest under my panels affect the warranty?
Not by name in most cases, but the remedy can. Panel warranties exclude damage from inappropriate cleaning, warn that chemicals may affect cover, and invalidate the warranty if the module is mounted any way other than the specified arrangement without written manufacturer approval. That last one is why mesh must be clipped rather than drilled. JinkoSolar also states that modules are not suitable for environments with a large aggregation of birds, which makes proofing a design question rather than a repair.
Is it legal to remove a pigeon nest from under my solar panels?
Not while it is in use or being built, unless you are acting within a licence.
